Register O'Donnell Warns Homeowners About Deed Scam

Continuing his efforts to combat consumer fraud, Norfolk County Register of Deeds William P. O'Donnell today expressed his ongoing frustration regarding Norfolk County residents who continue to receive direct-mail solicitations offering them a certified copy of their property deed for an exorbitant fee ranging anywhere from $59.50-$83.00.

Register O'Donnell stated, "These companies are making outrageous profits. If a consumer knew that the Registry of Deeds would provide them a certified copy of a property deed for a charge of only $1.00 per page, plus an additional $1.00 for postage, they would never agree to pay these companies such an outrageous fee for service. The average price for a mailed homeowner's deed by the Registry (usually two pages) is $3.00."

The Registry has heard numerous stories from Norfolk County residents about examples of receiving deed solicitation notices from a California private company. The solicitation was labeled Recorded Deed Notice and requested that the homeowner forward a check to them in the amount of $83.00 for a copy of their deed. A Weymouth resident, who received the solicitation, notified the Registry about the advertisement instead of spending $83.00.

Register O'Donnell stated, "While the practice may be legal, it's certainly not ethical. Clearly these direct-mail companies are preying upon the innocent assumptions of Norfolk County residents, many of whom are first-time homeowners. Consumers are interpreting these notices as a bill, since they are affixed with a due date. I urge Norfolk County citizens not to fall prey to these types of misleading deed scam advertisements."

Additionally, if you desire a copy of your deed, also contact the Registry's Customer Service Center and we will be glad to provide you with one for a nominal fee of usually $2.00.

As soon as all of our data is collected, we will be announcing the results of the first-ever month-long experience program in the Corridor. Thank you also to all who visited, whether to learn something new or have a unique experience!

FHS soccer and volleyball teams beat KP

From Hockomock Sports we share the results of the fall sports action on Friday. The football game was rescheduled to Saturday. Both boys and girls soccer beat King Philip by identical 2-0 scores. Volleyball also beat KP by 3-1 and the golf team dropped their match to Canton.

Franklin, 2 @ King Philip, 0 – Final 
– Hatim Brahimi put the visitors in front off an assist from Brian Czuba and Franklin took a 1-0 lead into the break. Senior Nick Parent then iced the game with a late goal in the second half off an assist from senior Austin Kent.

Girls Soccer

King Philip, 0 @ Franklin, 2 – Final 
– Bailey Knous and Alexis Stowell each scored goals for the Panthers.

Volleyball

Franklin, 3 @ King Philip, 1 – Final 
– The Panthers picked up a key Kelley-Rex win with scores of 28-26, 26-24, 19-25, 25-21. Dayna McCue had 30 digs and four aces, Aubrie Kutil and Beth Neal each had 10 kills while Kutil added an ace and Neal had a pair of aces and blocks and 13 assists. Franklin Head coach Kate Horsmann said Caroline Maguire had a huge role defensively at the net with four blocks and three kills. For King Philip, Josie Rowean led the team in attacks and had six service points in game one, Gwen Uyrus added seven service points in game two, Emma Lopez had eight service points in game three, and Amanda Loewen had five digs.

– Canton sophomore Jack Goyetch was the match medalist, shooting a 40 for the day. Bryan Woelfel shot a 43 for the Panthers.

NBC Nightly News updates the crumb rubber story.

Why is this a concern for Franklin? 
A new field was installed at Franklin High School with crumb rubber. There are two additional fields being budgeted for an update in the next couple of years. If there is enough interest, then perhaps the crumb rubber on those two (Beaver Pond and Pisani Field) could be updated with a safer mix than crumb rubber.
