Although Franklin has won three straight Kelley-Rex division titles, there is still plenty of motivation for these Panthers.

The Panthers are coming off a tough one-run loss in the Division 1 state championship to rival Taunton, but with a strong core returning it looks like Franklin will once again be among the top powerhouses in the state this year. One obvious strength will be the offense with five players back in the lineup from last year’s squad. Not only is it an experienced group (multiple players entering their third year starting), but it’s an incredibly talented one that features senior Ryan Gerety (Northeastern), senior Jase Lyons, senior Eisig Chin (Stonehill), senior Ben Jarosz, and junior Henry Digiorgio (Northeastern). Gerety and Chin will return to their spots in the outfield while Lyons (1B), Jarosz (3B), and Digiorgio (SS) are all back in the infield. Seniors Tyler Bellan, Luke Sidwell, and Ethan DePaolo also provide some experienced depth and newcomers Rex Cinelli, Ryan Carlucci, and Koen Bonetti will all try to contribute for head coach Zach Brown.

Pitching will be another strength with senior righty Alfred Mucciarone (UMass Lowell) back after going 5-1 during the regular season last year, posting a 2.33 ERA with 45 strikeouts in 42 innings. His experience gives the Panthers an ace to rely on as they navigate a difficult schedule. Junior lefty Austin Campbell could be the next breakout star for Franklin after some impressive outings last year, and juniors Jake Shaughnessy (LHP) and Matt Miller (RHP) fill out a strong core of pitchers. Both Chin and Lyons will also be in the mix while senior newcomers Dillon Cashin and Zach Ramaswamy are prepared to come on in relief when needed.

“We are returning a strong senior class and veteran core,” Brown said. “We are excited about how hard this group has been preparing for the upcoming season. The seniors have provided great leadership during the preseason and scrimmages.”

KAITLYN CARNEY, SENIOR – FRANKLIN
After scoring goals that nearly won Franklin its first state title as a sophomore, Carney continued to develop her all-around game last year and was one of the most dynamic players in the Hock. The James Madison commit finished with 60 goals, 19 assists, 46 draw controls, and 30 caused turnovers, while earning Eastern Mass. all-star honors. Carney’s impact all over the field was evident by leading the Panthers in both goals and caused turnovers. Her tenacity is unmatched and Carney never shies away from a physical battle. That also carries into the attacking zone, where Carney combines that energy with creativity around the cage to be one of the league’s top finishers. Franklin continues to be one of the top programs in the state and Carney will be right in the middle of the quest to bring home a first state championship.


KATIE PETERSON, SENIOR – FRANKLIN
Each year, Franklin graduates a ton of talent and each year the Panthers return with lineups loaded with some of the league’s top players. Peterson is an impact player on both ends of the field, not only scoring big goals but also being one of the team’s top defensive midfielders. The UMass commit scored 43 goals and dished out 30 assists to help Franklin extend its league-winning streak to more than 90 games. Peterson was also a force on the draw, pulling down 64 draw controls, and her quickness, athleticism, and, length controlled play on the defensive end of the field. She was named an Eastern Mass. all-star. Franklin remains the favorite in the Kelley-Rex and one of the top teams in the state and Peterson will be right at the heart of it all this season as one of the top returning scorers in the Hockomock.

Register O’Donnell Reminds Homeowners the Importance of Filing Mortgage Discharges

Norfolk County Register of Deeds William P. O'Donnell reminded consumers today about the importance of filing a mortgage discharge in a timely manner after their mortgage has been paid off.

 

Register O’Donnell stated, "As consumers, we all need to borrow money. There are many reasons why consumers borrow money—to purchase a house, to make home improvements, or to help pay for the ever-increasing tuition payments of our children. The borrowing of money involving real estate leads to a mortgage being recorded against the title of that real estate."

 

In calendar year 2022, there were over 130,000 documents recorded at the Norfolk Registry of Deeds, and of that number, more than 23,200 were mortgages, nearly 20% of all documents recorded in 2022.

 

To clear a homeowner’s property title when a mortgage has been paid off, a mortgage discharge document needs to be recorded with the Registry of Deeds. A discharge is a document (typically one or two pages) issued by the lender, usually with a title such as "Discharge of Mortgage" or "Satisfaction of Mortgage."

 

"As a consumer, you want to make sure a discharge has been recorded at the Registry of Deeds, which tells the world that that mortgage has been paid off," noted Register O'Donnell.

 

In some instances, mortgage discharges are filed directly by banks or settlement closing attorneys with the Registry as part of a property sale or as a result of a refinancing transaction. In other cases, the mortgage discharge is sent to the property owner, who then becomes responsible for making sure the document is recorded.

 

Register O'Donnell cautioned, "Whether or not the mortgage discharge is recorded by the lending institution or the individual property owner, it is imperative that the property owner makes sure all necessary documents have been recorded at the Registry of Deeds."

 

Individuals with property recorded at the Norfolk County Registry of Deeds can check their title and make sure all their mortgages have been properly discharged using the Registry’s online records at www.norfolkdeeds.org. By going to the Online Research section of our website, property owners can verify that all mortgages associated with the property have been discharged.

 

Register O’Donnell cautioned residents, "Please remember that not having a mortgage discharged will result in a title issue and thereby impact the process of selling one’s home."

 

The Register further noted that there have been cases where no discharge has been recorded against a long-paid-off mortgage. "Unfortunately, some of the lending institutions that provided funds for these mortgages are no longer in existence. In other cases, financial entities have merged with another lending institution."

 

If a property owner needs to retrieve the original discharge of a mortgage and it is unclear which lending institution is now responsible for providing the document, an option is to contact the Massachusetts Division of Banks at 1-800-495-2265 x-1 and then x-61501. Another option is to access the Federal Deposit Insurance Corporation website, www.fdic.gov. Then find the BankFind tab approximately half way down the home page, put in the lending institution in question, then click on the lending institution link, and you will be able to determine who has responsibility for the mortgage.

 

When recording a mortgage discharge, the original document is required. By law, the Registry of Deeds cannot accept photocopies or faxed copies of documents. The filing fee, set by state statute, is $106.00.

 

In conclusion, Register O’Donnell stated, "After paying off all the mortgages on their property, homeowners want to know they have a clear title to their property, especially if they are contemplating selling. Knowing what steps need to be taken to ensure all paid-off mortgages have been properly discharged will go a long way in giving the homeowner assurances that they have clear title to their property. I cannot emphasize enough how important it is that homeowners make sure their mortgage discharge has been filed with the Registry of Deeds once their mortgage has been paid off."

 

The Norfolk County Registry of Deeds is staffed with a team of customer service representatives who can be reached Monday through Friday, 8:30 AM–4:30 PM, at 781-461-6101. These representatives have been trained in researching documents and are well versed on the subject of mortgage discharges and what, if necessary, needs to be done to clear title to a property.

First Annual Ladybug Trail Spring Walk - Saturday, April 15

The Franklin Downtown Partnership (FDP) is hosting the First Annual Ladybug Trail Spring Walk. On Saturday, April 15 (rain date April 16), the Partnership invites residents to walk the Ladybug Cultural and Historical Trail to celebrate spring. 

Stop by the Franklin Historical Museum or Escape Into Fiction for a free trail map and ladybug surprise. The Museum is open Saturdays 10 AM to 1 PM and Sundays 1 PM to 4 PM Escape Into Fiction is open Tuesdays through Saturdays 10 AM to 5 PM and Sundays noon to 5 PM.

The Ladybug Cultural and Historical Trail uses ladybug sculptures to tie approximately 25 historical, cultural and business sites together in downtown Franklin. The walk provides an opportunity to view more than 10 art murals painted by members of the Franklin Art Association located in the alleys and the many daffodils that will be popping up along the trail. 

The purpose of the Trail is to promote economic development in downtown Franklin by encouraging residents and visitors to enjoy all that Franklin center has to offer by visiting, dining, and shopping at downtown businesses while they walk the trail. Since Franklin was once the leading manufacturer of straw hats, the FDP encourages trail walkers to wear their spring hats.

“The Ladybug Trail Spring Walk is a chance to celebrate spring by walking the Ladybug Trail and enjoying all the wonderful shops and restaurants in downtown center,” said FDP Executive Director Lisa Piana. “It is another fun way to support our local businesses.”

The town of Franklin has a unique connection with the ladybug. In 1974, Franklin’s John F. Kennedy School second grade students and their teacher, Palma Johnson, petitioned the bill to name the ladybug the state insect and subsequently witnessed it signed into law.  

Members of the Ladybug Cultural and Historical Trail committee are: Pandora Carlucci, Jane Curran, Melanie Hamblen, Eileen Mason, Mary Olsson, Lisa Piana, Beth Simon, and Roberta Trahan.
