2024 Home Buying Season Springs to Life in April per Norfolk County Register of Deeds

Norfolk County Register of Deeds William P. O’Donnell reported that Norfolk County recordings for the month of April 2024 indicate an increase in overall real estate activity, with significant increases in property sales and mortgage activity as compared to April 2023.

The Registry of Deeds recorded 8,312 documents in April 2024. This was 9% more than in April 2023 and an 8% increase compared to March 2024.

“Spring is the first half of the traditional home-buying season and typically marks the beginning of a busy period for the real estate market," said Register of Deeds William P. O’Donnell. “The rise in property sales and mortgage activity compared to last year reflects a strong demand for housing in Norfolk County.”

The total number of deeds recorded for April 2024, which reflects both commercial and residential real estate sales and transfers, was 1,250, up 12% from April 2023 and up 6% from March 2024. Looking at just commercial and residential real estate sales, the number was up 15% from last year.

2024 Home Buying Season Springs to Life in April

“Despite some difficult market conditions, the total number of commercial and residential property sales in April 2024 showed a significant increase compared to the previous year,” stated Register O’Donnell. “This may be an indication that March's increase in property listings, while still not enough to counteract the overall lack of available property inventory is beginning to attract more buyers, leading to more property sales."

The average sale price of commercial and residential properties for April 2024 rose to $1,036,735, a 12% increase compared to April 2023 but a decrease of 1% from March 2024. The total dollar volume of commercial and residential sales is up, increasing 28% from last year and up 13% from last month.

O’Donnell noted, “With a limited supply of available properties on the market, any increase in demand is likely to cause an increase in the average property sales price. Unfortunately, when prices rise without an equivalent rise in inventory, it may result in increased competition among buyers. This makes it harder for homebuyers in general, but especially for first-time homebuyers.”

For the month of April, lending activity showed an increase compared to the same month a year ago. A total of 1,243 mortgages were recorded in April 2024, up 12% from April 2023 and 14% more than last month.

“The increase in lending activity this month is likely a product of the increase in the number of property transactions compared to 2023,” stated O’Donnell. "This may suggest that while some homeowners are still hesitant to make moves with average mortgage interest rates above 7%, others are not dissuaded by current interest rates, but time will tell if this trend holds out."

The Norfolk County Registry of Deeds has been closely monitoring the foreclosure market. In April 2024, there were 6 foreclosure deeds recorded as a result of mortgage foreclosures taking place in Norfolk County, whereas in April 2023, there were 10 recorded. However, in April 2024, there were 43 notices to foreclose, the first step in the foreclosure process, more than the 30 recorded in April 2023.

“The substantial increase in the number of these notices is troubling. It suggests that more of our neighbors may have financial difficulties in the future,” said O'Donnell. “If you are having difficulty paying your monthly mortgage, please consider contacting one of these non-profit agencies for help and guidance,” said Register O’Donnell.

For the past several years, the Norfolk County Registry of Deeds has partnered with Quincy Community Action Programs (617-479-8181 x376) and NeighborWorks Housing Solutions (508-587-0950) to help anyone facing challenges paying their mortgage. Another option for homeowners is to contact the Massachusetts Attorney General’s Consumer Advocacy and Response Division (CARD) at 617-727-8400.

O’Donnell concluded, “It is good to see that the increase of property listings in March resulted in an increase in property sales which is an indication that the desire for individuals to live in Norfolk County communities remains strong. As we move further into the home buying season we hope to see similar real estate activity.”

Why are there multiple calendars?
There is a Cultural events calendar upon which other community events are layered to create the Community calendar.

Respectfully, the Library and Senior Center calendars are too full of events to include all their events so we tend to focus on the major events. Town and School meetings are also kept separate. Links for all the calendars are shared here:

FHS baseball tops KP on Saturday

Via Twitter and our subscription to HockomockSports.com, we share the results of the Spring sports competition for Franklin High School on Saturday, May 11, 2024

Baseball = Franklin, 9 @ King Philip, 3 – Final
– Click here for a Photo Gallery from this game. Franklin scored four times in the second inning and four times in the seventh to sweep the season series with the Warriors. Austin Campbell picked up the win, striking out 13 and allowing three hits and three runs over six innings. He struck out the side in the first and fifth innings and struck out two batters in the second, fourth, and sixth. The Panthers got off to a good start, loading the bases with no outs in the first. Ben Yuknis hit into a 6-4-3 double play, but it brought in Dom Caccavelli (3-for-4, three runs) with the opening run. Franklin broke things open in the second. Zach Winer started the rally when he was hit by a pitch with one out. Mike Davide ripped a double to left center that scored Winer. With two outs, Caccavelli singled and Henry Digiorgio (2-for-3) singled to score courtesy runner Brad Morin. After Rex Cinelli (2-for-3, two bunt singles) walked, an error brought in two unearned runs to make it 5-0. KP got two back in the fourth. Drew Herlin drew a one-out walk and came around to score on an Aiden Astorino double to left. Astorino took third on the throw into the infield and scored on a wild pitch. In the fifth, Leo Dowling singled with one out and courtesy runner Cole Kotkowski stole second. Max Robison came through with two outs, dropping a single into shallow right to cut the deficit to just two runs. Franklin sealed the win with a four-run seventh. Caccavelli started the rally with an infield hit and Digiorgio drew a walk. Cinelli pushed a bunt past the mound for a hit to load the bases. Yuknis hit a grounder to third that brought in a run. Cole Sidwell lined a single to right to score a second and Lukas Phillip doubled to left to bring in another. Winer would single as well, scoring Phillip with the ninth run. Matt Miller gave up a pair of hits in the bottom half, including a double from pinch-hitter Alex Lufty, but got through the inning without allowing a run.

Franklin TV: Summer Days Ahead

Horological Summer is here – 90 longest days

by Pete Fasciano, Executive Director 05/12/2024

Memorial Day weekend is touted as the unofficial start of Summer across the U.S., but the official start of the season? It depends. The Summer solstice occurs on Thursday, June 20, 2024, at 4:51 P.M. EDT. This is when Astronomical Summer begins. Some finer points to note – The Sun actually rises at its earliest about a week before and sets at its latest about a week after. This is because of the Earth’s slightly elliptical orbit. (Google: analemma)

Horological (Solar) Summer refers to the 90 longest days of the year from May 6 to about August 5. So – Solar Summer is already here, and ushering in:

Meteorological Summer – which is fast approaching. This is the 91-ish days of the year containing the warmest weather – from June to August. The time difference between Horological and Meteorological Summer is about 3 to 4 weeks, give-take. This is the typical lag in the worldwide weather system and the Sun’s local effects.
Franklin TV: Summer Days Ahead
Franklin TV: Summer Days Ahead

The hottest day of the year on average – is July 21st. The ‘hottest day’ in any year can occur at any time between late June and most of August, depending on the weather and location. The hot ‘Dog Days of Summer’ run from Jul 3 to Aug 11- ish. This year, with El Nino still in effect, we might see some records broken – again. The last two Summers were recorded by NOAA as the hottest yet.

Perhaps call the HVAC folks to run a health check on your air conditioning?
